This $26 million project included a 12-story core and shell office building that features ground floor retail space, 3 floors of parking, 8 floors of white core space for lease, and a green roof used as outdoor amenity space.
Peoria Green Owner, LLC hired Clayco and Lamar Johnson Collaborative, along with our partners at LJC, as the design-build team for the Fulton East office development in Chicago’s popular West Loop. Fulton East offerd tenants 85,000 square feet of floor-to-ceiling glass skyspace designed to inspire innovative thinking and worklife culture. The floor-to-ceiling vision glass provided spectacular views throughout the city while allowing optimal day lighting to the building’s interior tenant spaces. With a unique opportunity to customize the virtually column-free 10,600-square-foot office plates, tenants can thrive in a creative environment featuring unobstructed skyline views; a meeting-size outdoor balcony on each level; a private rooftop park; and reserved, indoor parking. Fulton East will also feature 5,000 square feet of destination retail space at street level.
Fulton East is the nation’s first next-generation office building designed to specifically address employee health, safety and wellness in today’s post-COVID-19 business environment. Fulton East, began leasing for a summer 2020 opening and accommodated the safe and healthy return of employees to the office, featured state-of-the-art wellness technology and efficient 10,605-square-foot floor plates to enable flexible, custom planning options designed to accommodate safe social distancing. The building includes the world’s first new-construction installation of Canada-based MAD Elevator Inc.’s Toe-To-Go (T2G) hands-free elevator system. In addition, Fulton East was the first multi-story office building to employ airPHX (“air fix”) non-thermal, plasma technology throughout the entire building to help reduce cross-contaminant risks and provide employees with cleaner air and work surfaces.
Fulton East received LEED certification for the project’s reduced urban heat island effect by installing reflective roofing + 2,925 SQFT vegetated space on the amenity deck, and locating all building parking under cover. The project also achieved 79% baseline reduction in outdoor water use via effective irrigation methods, and 31% baseline reduction in indoor water use via low flush/flow fixtures, and achieved maximum points in the Low Emitting Materials credit- occupant health was a priority in the material selection.
