Brookfield Properties renovated one of Chicago’s most iconic buildings, the historic Marshall Field’s department store and current Macy’s flagship store in the loop.

The renovation included 650,000 square feet of premier office space, as well as first in class amenities and rooftop deck with expansive views of Lake Michigan. The retrofit and renovation preserved the beautiful historical features that makes this building so iconic, and still brought the critical components for an office user up to Class-A condition.

The name Marshall Field’s is rooted deep in Chicago’s history, its flag-ship retail State Street building is an iconic place to shop for patrons across the country. Clayco and The Lamar Johnson Collaborative worked alongside our clients at Brookfield to design and construct a lower level building infrastructure renovation, a new entry and lobby with fourteen completely new high speed elevators forming a modern access way to the top floors, and an office build-out of the iconic structure’s highest seven floors, complete with incredible amenities.

Renovations in the lower levels enhance aesthetics inside and out, including a new grand entrance and exterior canopy at the new office space address of 24 East Washington, leading into a brand new main lobby. The lower level design remains loyal to Marshall Field’s classic ornamental gold features while adding warm, modern finishes. Top floors, eight through fourteen, were remediated from their historic condition and transformed into white space for office build-outs.

The collaborative design-build project is a successful example of how Clayco and LJC work together to uphold the integrity of a historic structure while redesigning 650,000 square feet of space for a new purpose. Macy’s Flagship office space and its rooftop terrace maintain its iconic status and will be sought-after by tenants for years to come.

In addition to downtown views, state-of-the-art amenities finish off the high floors, including an indoor/outdoor roof-top terrace, fitness center, and additional meeting space. Construction required extensive structural coordination given the scope of work and age of the building, and collaborative contractibility planning around the operating retail space. In addition to team partners with historical landmark experience, our team procured nationally recognized historical renovation consultants.
