SCAD River Street

This project is a new 17-story residence hall between West River Street and West Indian Street in Savannah, Georgia.

This will be 6th project Clayco has done for SCAD. The current overall gross square footage for SCAD River Street is 246,053. The site is adjacent to four academic halls, marking a significant student population in the area with no existing student housing nearby. The project presents a unique opportunity to provide more housing for students near these academic facilities, and construct a statement building that will be visible from downtown Savannah.

The site consisted of two parcels that have since been combined into one; 647 West River is a narrow, 40’ wide parcel immediately southeast of Alexander Hall, and the adjacent 641 West River is a rectangular parcel bounded by Indian, River, and McGuire Streets. Both parcels were acquired by SCAD in October 2018, and an existing building at 647 West River was demolished.

The concept for the building is similar to that of SCAD Forty, which opened on the Atlanta campus in Fall 2019. The current design provides 804 beds in typical two-bedroom, four-person semi-suites, and 14 beds in studio single units, for a total of 818 revenue beds. Two Resident Director apartments are being provided. On the first floor, a dining hall will serve students in this residence hall as well as students that are using nearby academic buildings. A penthouse event space similar to Forty is planned, with a capacity around 300, and a roof deck looking south towards downtown. Some new parking is being provided on site along a new drive between the residence hall and Alexander Hall, and in several spaces at the dock area along River Street; SCAD and Clayco are concurrently developing a parking garage across Indian Street in a separate project.

The building includes a loading dock accessed from River Street, taking advantage of the natural slope of the site northwards towards the river. Additional project elements include a convenience store, housing suite with offices for Resident Directors and a conference room, and a central laundry room. Each residential floor will have a central common lounge, a small study lounge at the end of each corridor, central trash room with access to a trash chute, housekeeping room, and alternating data/electrical rooms. The event space will have a pre-function lobby, catering kitchen, public restrooms, AV room, and storage space.

Clayco is the design build contractor for both buildings. The design architect for the residence hall is Mackey Mitchell. The design architect for the garage is LJC.
