Clayco served as the construction manager for Washington University’s Umrath House, as part of the South 40 redevelopment. The house is a 5-story, 73,000-square-foot student housing facility located in the heart of the South 40 residential campus.
The first floor space will house future storefront opportunities, including a new First Year Center, and add to the existing entertainment and retail venues along the main student pathway. The remaining four stories of the building will be used for student housing accommodating 180 student beds and a 3-bedroom faculty family apartment.
This complete redevelopment master plan includes a “spine” extension of the European streetscape — a formal extension of the large, activity-focused walkway that connects the South 40 residential campus with the existing Umrath Hall and academic campus to the north.
The construction of this project includes conventional structural steel for the lower two levels and prefabricated cold formed metal structural framed wall and floor sections for floors two through five with cold formed metal roof trusses. The exterior consists of face brick with cast stone, architectural CMU, and EIFS.
Washington University South 40 continues to promote sustainable building projects. Umrath House will be a LEED v2009 Silver Building.
