Clayco’s New St. Louis Office – Berkeley, Missouri
Berkeley, Missouri
Clayco, in a joint venture with Paric, provided design-build services for these fast-track office buildings for Express Scripts’ corporate headquarters on a 16-acre site on the University of Missouri-Saint Louis campus. The 335,000-square-foot Building I features a three-story atrium with a suspended grand staircase, glass curtainwall and a lower-level cafeteria that overlooks a lake. The building accommodates a staff of 1,750, and each wing contains departmental offices, additional conference rooms and workstations that are positioned to maximize exposure to natural light. The headquarters overlooks the site retention pond, which was developed as a lake with naturalistic landscaping and a weir water feature.
Building II is a 200,000-square-foot office building that includes both open office and interior office spaces. Conference rooms, a boardroom, training rooms and break rooms are scattered throughout the building. Also featured is a 150,000-square-foot parking garage with a 435-car capacity, constructed using precast concrete strategies. Buildings I and II are joined by a common walk-bridge.
Clayco/Paric overcame various challenges related to unforeseen site conditions, residential home condemnations, buy-outs and a compressed construction schedule. Additionally, the design-build team overcame initial delays in permitting by looking ahead, identifying critical activities, and putting individual scopes and bid documents together to meet early field dates while the design phase was thoroughly thought out, planned and completed. The project team delivered the headquarters 15 days ahead of schedule, which promoted a smoother flow of furniture and employees into the new facilities.
