Clayco completed a 240,000-square-foot building in Rock Island, Illinois, for Barjan Products, L.P. Pain/Wetzel ONCOR International selected Clayco to build the facility for Barjan Products, which was consolidating from three facilities in Moline into one location.

Consisting of 30,000 square feet of corporate office space and over 211,000 square feet of warehouse space, the building was constructed using architectural cast-in-place concrete panels over structural steel. The warehouse was designed around a material handling system utilizing very narrow aisle racking configurations in combination with a floor flatness specification of Fmin=50. The facility features 30-foot clear-height ceilings, ESFR fire sprinklers and 20 dock doors.

Clayco encountered several challenges, including a fast-track schedule through winter months. Barjan moved in seven months after Clayco began construction. In addition, the site had sub-standard soils, requiring a five-foot-high surcharge over the building pad for three and one-half weeks as winter was closing in. Prior to occupancy, Barjan installed racking in the warehouse to facilitate a move plan involving the relocation of its existing headquarters from nearby East Moline, Illinois.

The master plan for the facility accommodates a future mirror image building on the adjacent site, allowing for shared detention and a permanent separation of auto and truck trailer traffic. The second facility will allow Barjan to double its current operations at this site.
