Currwood Logistics Park is a premier industrial development located in Hagerstown, Maryland, strategically positioned at the intersection of Interstates 70 and 81.

Developed by a joint venture led by MCB Real Estate, the park encompasses 195 acres and features two state-of-the-art, single-story warehouse facilities totaling approximately 2 million square feet.

The larger building spans nearly 1.7 million square feet, while the second building offers around 300,000 square feet of space. Both structures are constructed using tilt-up concrete panels and are designed to accommodate a range of logistics and distribution needs. Key features include 36- to 40-foot clear ceiling heights, expansive truck courts measuring up to 185 feet, and a substantial number of dock doors—196 in the larger building alone. The facilities also provide ample parking, with the larger building accommodating 314 tractor-trailers and 970 vehicles, and the smaller building offering parking for 117 tractor-trailers and 198 vehicles.

Sustainability and operational efficiency are central to Currwood’s design. The buildings are equipped with high-efficiency LED lighting, advanced HVAC systems, and are constructed with infrastructure to support rooftop solar arrays and electric vehicle charging stations. These features not only reduce environmental impact but also lower operating costs for tenants.

The park’s location offers significant logistical advantages. Its proximity to major highways enables access to over one-third of the U.S. population within a day’s drive. Additionally, the site is near FedEx and UPS Ground hubs, enhancing distribution capabilities. A newly constructed, signalized intersection at U.S. Route 40 and a four-lane extension of Paul Smith Boulevard improve site accessibility.

Clayco served as the design-build contractor for the project, with architectural services provided by MGMA Design. The park’s first tenant, WebstaurantStore, a leading online supplier of restaurant equipment and supplies, has begun operations in the larger facility, utilizing the space to enhance its distribution capabilities across the region.
