Located at Exit 107 of I-81 in Tremont, Pennsylvania, the Rausch Creek Logistics Center reimagines 217 acres of former coal mining terrain into a premier 2.4-million-square-foot, Class-A distribution park. Spearheaded by a Clayco and LJC design-build team in partnership with Panattoni, this project turns environmental and geotechnical challenges—former subsurface and strip mines, steep grades, methane concerns—into opportunities. Using smart site engineering, the developers avoided sensitive zones for building footprints, regraded and reshaped over two million cubic yards of site material, and engineered robust infrastructure to support high-ceiling warehouses, hundreds of dock doors, expansive trailer courts, strong power and utility service, and Class-A finishes.
Building 2, over 1 million square feet, is ready for immediate lease, offering 40-foot clear heights, ESFR sprinklers, LED lighting, abundant parking, and direct interstate access. The whole development is not just about square footage—it’s about transforming blight into productivity, connecting businesses through one of the Northeast’s most important logistical arteries, and generating economic vitality for Schuylkill County. Rausch Creek Logistics Center is a showcase of scale, technical design, and strategic placement for large-scale distribution, e-commerce, and third-party logistics operations.
