Spearheaded by a Clayco and LJC design-build team in partnership with Panattoni, this project turns environmental and geotechnical challenges—former subsurface and strip mines, steep grades, methane concerns—into opportunities. Using smart site engineering, the developers avoided sensitive zones for building footprints, regraded and reshaped over two million cubic yards of site material, and engineered robust infrastructure to support high-ceiling warehouses, hundreds of dock doors, expansive trailer courts, strong power and utility service, and Class-A finishes.
Building 2, over 1 million square feet, is ready for immediate lease, offering 40-foot clear heights, ESFR sprinklers, LED lighting, abundant parking, and direct interstate access.
